In the heart of our town, I acquired a historic 1800s building—originally a furniture store and funeral home—with a vision to breathe new life into its weathered walls. Through meticulous renovation, this architectural gem has been transformed into a thriving café, mercantile, and nighttime bar, seamlessly blending nostalgic charm from 1890 to 1970 with modern vibrancy.

The venture preserves the building’s rich history, incorporating vintage design elements like exposed brick, reclaimed wood, and period-inspired décor, while introducing contemporary comforts. By day, the café and mercantile serve as a welcoming hub, offering locally sourced coffee, local specialty  on the menu, and curated goods that celebrate regional craftsmanship. As evening falls, the space evolves into a lively bar featuring a classic pool table, live music, and entertainment, fostering a sense of community and nostalgia.

The venue is designed for versatility, hosting events such as weddings, live performances, and local gatherings in a flexible indoor-outdoor layout. An inviting outdoor dining area enhances the experience, providing al fresco seating amidst historic ambiance. This multi-faceted approach ensures year-round appeal, drawing diverse crowds from morning coffee enthusiasts to evening revelers.

The renovation prioritized sustainability and profitability, leveraging energy-efficient systems and strategic space planning to maximize revenue streams. REAL ESTATE DISTRESSED PROPERTY INVESTOR / ACQUISITIONS

      Specialized in  acquiring distressed, abandoned, inherited, or financially troubled properties 

           for redevelopment, rental income, or resale.

  • Full acquisition process: 
    1. Lead Generation: Sourced off-market deals via public records (probate, tax liens, code violations), direct mail, cold calling heirs/owners, and networking with attorneys, title companies, and municipal clerks.
    2. Due Diligence: Conducted title searches, lien resolution, repair estimates, ARV analysis, and ROI modeling. Negotiated with banks, lien holders, and families to clear encumbrances. Subject 2 and or turned the homeowner in to a temporary landlord to keep the home. 
    3. Negotiation & Closing: Drafted purchase agreements, used subject-to, seller financing, or hard money; managed escrow and legal compliance.
    4. Exit Strategy: Coordinated rehabs, leased to qualified tenants, or flipped to cash buyers.

  • Managed portfolio of 245+ rental units (via Next Step Enterprises) — proving scalable operations and investor-grade property management.
  •   I also made my services AVAILABLE to all who wanted to learn by putting on once a no cost once a month training workshop. I charged for my time if someone wanted me to guide them on their first three investments.
